What is your application process?
To apply for a rental property, visit our property listing page to complete the online application form. Submit the form along with any required documentation and the application fee. Our team will review your application and guide you through the next steps. -
What are the lease terms available?
We offer 12 month leases to approved applicants. Should a resident require a month-to-month lease, we can accommodate those individual requests for an additional monthly fee. -
What utilities are included in the rent?
Residents at Gladstone Studios pay a small, flat fee each month for water, sewer, and trash. Residents pay for their own electric, cable, phone and internet bills. -
Do you allow pets? If so, what are the pet policies and any associated fees?
If you wish to get a pet, please contact our team to discuss our pet policy. Some properties may have specific pet restrictions or require additional fees. Our standard non-refundable pet deposit is $200, and you’ll pay $35 pet rent (per pet) each month. We will provide you with the guidelines and process for pet approval, as you will be required to provide photos and vaccination records for your pet. -
Is renters' insurance required?
Yes. We require each resident to have renter’s insurance, which can be purchased through an approved third-party insurance company or through our partner for $10.95 per month. -
What parking options are provided?
Each resident is provided a parking space in our paved, illuminated parking lots. -
How do I pay rent and request maintenance?
We offer convenient online rent payment options. Once you become a resident, you will receive instructions on setting up your account and paying rent electronically, ensuring a secure and efficient payment process. You also have the option of paying in-person via cashier’s check or money order at our office. -
How do I submit a maintenance request?
As a resident, you should report any repairs or maintenance issues promptly. We will evaluate whether the repair costs fall under resident or landlord responsibilities based on your lease agreement and the nature of the issue. To submit a maintenance request, please visit the Tenant Portal or call 816.200.0232 (option 1). -
What is the process for renewing a lease?
If you wish to renew your lease, please inform our team immediately. We will guide you through the necessary steps to renew your lease. Lease renewals can be signed 30-90 days in advance of your lease expiring. -
What happens if I need to break my lease early?
Please inform our team immediately if you need to break your lease early.. We will guide you through the necessary steps and any discuss any early termination fees required. -
What do I need to pay to move into a unit?
Typically, you will need to pay the first month's rent and a security deposit up front. You’ll also be responsible for a $100 resident onboarding fee when you sign your lease. -
How old do I need to be to apply for a lease?
Applicants generally need to be at least 18 years old or of legal age in the jurisdiction where the property is located. This ensures that tenants are legally accountable for the lease terms. -
Is the security deposit refundable?
The security deposit is usually refundable, provided there are no damages beyond normal wear and tear and all lease obligations are met. You can expect a refund of your deposit upon move-out if these conditions are satisfied.
